PHINMA Properties, in partnership with local developer JEPP Property Corp, recently broke ground on Maayo Terraces, a mid-rise residential condominium project within the 21-hectare Saludad Township in Bacolod.
The ceremony also marked the blessing and public opening of the project’s model unit, signaling its readiness for future residents and investors.
Maayo Terraces is located along the Bacolod-Silay Airport Access Road. It is designed for Bacolod’s growing middle class, offering accessible and sustainable homes. The master plan focuses on wellness and urban integration, with 60 percent of the area dedicated to open space.
“Bacolod is in the midst of an exciting transformation―economically and culturally,” said Felix. “Maayo Terraces reflects our belief that real estate should go beyond shelter. It should shape communities where people thrive, grow, and come home to something deeply rooted in tradition yet forward-looking in design.”
“Saludad is a township that evolves with Bacolod,” said Reyes. “Maayo Terraces is just the beginning―a first chapter in a place where people, purpose, and progress come together.”

Royal Pineda+ Architecture·Design created the community’s master plan. The design features gardens, courtyards, and walkways that encourage interaction while supporting daily comfort.
The project targets professionals, families, and returning Bacolodnons. It also appeals to investors attracted by Bacolod’s strategic location and economic potential.
The development is strategically located near the Bacolod-Silay International Airport, schools, and business districts. It also benefits from upcoming infrastructure projects like the Panay-Guimaras-Negros Bridge and the Bacolod Economic Highway.
“Maayo Terraces offers a rare combination of design integrity, accessibility, and value appreciation,” said Felix. “It’s a community built to endure―not just as a residence, but as a strategic, future-ready investment within Bacolod’s most promising new township.”
